Throughout the region there are many medieval hill-top walled towns providing unforgettable panoramic views over the surrounding countryside with valleys and plains dotted with hamlets, ancient olive groves, vineyards, and fields of yellow sunflowers.
Umbria’s capital, the imposing ancient city of Perugia with its subterranean Via Bagliona provides a unique opportunity for visitors to view the underground structures of the Rocco Paolina with its excavated ancient streets, warehouses, courtyards, and small piazzas. Perugia, renowned as the University City, is a showcase of magnificent medieval buildings, great restaurants and cafes, and superb shopping, with panoramic views over the expansive valley below.
The nearby historic towns of Citta di Castello, Pietralunga, Sansepolcro, Monterchi, Montone, Gubbio, and Umbertide, are all just a short drive. Other medieval towns including Assisi, Todi, Trevi, Spello, and Spoleto are just a little further away, but all well worth spending additional time to visit.
The Chianti Region of Tuscany with its unrivalled beauty with breathtaking views and stunning landscapes, includes the provinces of Arezzo, Siena, and Florence and is located over the northern border of Umbria and easily accessible by road. The nearest Tuscan towns of Sansepolcro, Arezzo, Montepulciano, Cortona, Siena with its huge, scallop-shaped Piazza del Campo home to the world-famous festival Palio delle Contrade, and the magnificent medieval city of Florence are all within reach for memorable day trips.
Marche with its magnificent capital, Urbino, the beautiful mountain city of Cagli, and the Adriatic Coast beaches with the resort towns of Rimini, Pesaro, and Riccione, is approximately 60 minutes driving time across the Umbria-Marche Apennine range of mountains passing through the Parco Nazionale dei Monti Sibillini.
Opportunities are available to participate in sports such as golf, hiking through the picturesque terrain, or participating in water sports, fishing, and taking boat trips on Lake Trasimeno. Mountain biking, horseback riding, hang gliding, paragliding, and climbing are all available at the Parco Nazionale dei Monti Sibillini located across the border provinces of Umbria and Marche.
The region also offers the opportunity to enjoy the numerous festivals and events which take place during April to September in many of the towns and cities throughout Umbria, Tuscany, and Marche.

International and internal flights are available into airports at Rome Fiumicino, Rome Ciampino, Perugia, Pisa, Florence, Rimini, and Ancona.
The nearest main rail stations are at Perugia and Arezzo with local connection stations at Citta di Castello, Umbertide, and Sansepolcro.
Cars are essential as the Umbrian Country House is located in a rural area some distance from the nearest towns of Pietralunga and Citta di Castello. Car hire is available at all airports and also at the main rail stations.
CHECK-IN & CHECK-OUT: The Umbrian Country House will be available for your occupancy from 15.00 on the first day of your confirmed rental period. You are required to vacate the property not later than 10.00 on the last day of your confirmed rental period. In the event you require a late check-out, please contact us during your stay to check if this is possible. Only written confirmation of any agreement to any change in the departure time and will be binding and will be sent to you by text or email.
OCCUPANCY: The maximum occupancy must not be exceeded. If you misstate the number of people in your party, an administrative charge will be charged, and we reserve the right to demand the immediate departure of some or all of your party without refund of any kind.
SMOKING: This is a STRICTLY NO SMOKING HOUSE. This includes the terraces and, patios. Any transgression of this rule will result in instant eviction and forfeiture of 100% of the rental fee and also the security/damage deposit.
PETS: No pets of any kind or size are allowed. Should any guest bring a pet to the house, then all guests will be instantly evicted forfeiting 100% of the rental fee and also the full security/damage deposit.
RESPONIBILITIES: Use the house at your own risk and supervise all children at all times. We accept no responsibility whatsoever for personal injury, accidents, loss, or damage to personal affects, however caused.
BREAKAGES: Please contact us DURING your stay to advise of any breakages/damages to avoid any delay in refunding all or part of your security/damage deposit. Please do not attempt to hide damages. We understand breakages can happen. Report all damages promptly and honestly.
ACCESS: Our representative reserves the right to enter the premises at any time for whatsoever reason without prior notification.
100% refund less an administration charge of Euros 500 will be made for cancellations advised by email received & acknowledged more than 60 days before check-in date.
50% refund will be made for cancellations advised by email received & acknowledged more than 40 days before check-in date.
Any refunds applicable will be made within 7 days of receipt of emailed payment instructions.
